LDA And Dublin City Council To Begin Building 137 Homes

The Land Development Agency (LDA) and Dublin City Council (DCC) are set to commence construction of 137 new homes at Cherry Orchard Point in west Dublin.

These homes form Phase 2 of Cherry Orchard Point, a new neighbourhood in Dublin 10 being delivered by the LDA in partnership with DCC that will provide more than 1,200 homes in total.

Phase 1 is already progressing on site. Contractor John Sisk & Son has started work on 389 of the 708 affordable homes included in Phase 1A. The first 389 dwellings comprise 308 cost-rental and 81 social homes across five apartment blocks. Phase 1 also includes a supermarket unit, commercial and retail spaces, community, cultural and arts facilities, and a creche.

For Phase 2, B&C Contractors have been appointed to deliver 137 new homes, all of which will be available to buy through the Local Authority Affordable Purchase Scheme, administered by DCC and the LDA.

The Phase 2 homes will be built across six blocks and will consist of 88 three-bedroom houses, 13 two-bedroom houses, 18 three-bedroom duplex apartments and 18 two-bedroom duplex apartments. Construction is due to begin in the coming weeks.

The Local Authority Affordable Purchase Scheme helps eligible purchasers bridge the gap between a home’s price and the buyer’s mortgage and savings via a shared equity arrangement. This reduces the upfront cost and allows Dublin City Council to hold an equity share in the property until it is repaid or the home is sold.

As with Phase 1, the Phase 2 homes will be A-rated and fitted with heat pumps, solar panels and high-quality insulation.

The development is located beside the M50 and close to major employers, including those at Park West Business Park.

Cherry Orchard Point is being developed by the LDA and DCC on more than 13 hectares of Dublin City Council–owned land. Phases 1 and 2 cover an 11.41-hectare site adjacent to Park West & Cherry Orchard Railway Station.

Once complete, the neighbourhood will comprise 1,200 homes alongside landscaped public spaces, including a plaza, multipurpose amenity lawn, outdoor fitness trail, multipurpose games area and a playground.

A network of parks and civic areas will be linked by tree-lined streets, with high-quality, integrated and accessible public transport and a safe, permeable layout that encourages sustainable travel.

The scheme is designed to align with other DCC initiatives, including the redevelopment of Cherry Orchard Park to create a new sports hub and the establishment of a village hub opposite St Ultan’s School.

Details of further phases will be announced by the LDA and DCC in due course. Beyond Cherry Orchard Point, the LDA is also collaborating with Dublin City Council on Bluebell Waterways, An tSrúill in Cromcastle in Coolock, and the Donore Project on the former St. Teresa's Gardens site.
