Social Housing Pipeline Reaches Nearly 23,000 Units Nationwide
The most recent Social Housing Construction Status Report (CSR) has confirmed that 22,949 new-build social homes are currently in the delivery pipeline, indicating sustained momentum in the State's housing programme.
According to the figures, there were 9,703 homes under construction as of the final quarter of 2025. An additional 13,246 units are currently moving through the design or tender stages. These figures follow a record-breaking year for the sector, which saw the completion of more than 9,000 new social homes—the highest annual output recorded to date.
The CSR offers a comprehensive look at new-build activity managed by local authorities and Approved Housing Bodies (AHBs) throughout the country. While the report provides scheme-level details on completions and projects in the design phase, it does not include figures for local authority Part V delivery. Minister for Housing, Local Government and Heritage, James Browne, said: "We need more homes built of all types and tenures, from social to affordable and private. These figures do flag a momentum and that been driven by the level of investment into social housing delivery across our towns and villages, and I want to see a strong pipeline of homes getting off paper and built.
"The numbers here are about homes and your own front door. I am being relentless in the pursuit of providing secure, high-quality homes to people as quickly as is possible. Every new home delivered means long-term stability for a family or individual and I am determined that this progress continues."
The report serves as a detailed tracker for the progression of social housing schemes, providing transparency on the status of construction projects as they transition from initial concepts to finished residences.

Labour TD Robert Dowds accused Cllr Eoin Ó Broin of "complete political cowardice", and that it was people on the housing waiting list that would suffer as a result.
